CO-BROKE POLICY

 

BUYER(S) REGISTRATION:

Register your client(s) by accompanying them to the Welcome Center on their initial visit. If you are unable to do so, you must email, telephone, or complete our online Pre-Registration form to pre-register client(s) prior to their visit. The following items must be provided to pre-register a client(s):
1. Names of the parties in the purchasing group.
2. Local and/or permanent address, email, and/or telephone numbers for the prospective buyer(s).
3. Name, address, and telephone number of the REALTORS® registering the buyer(s).
4. Written acceptance of the Pre-Registration within one (1) business day by Green Key Village subject to the Co-Broke Policy.

 

REGISTRATION PERIOD:

Registering your client and acceptance by Green Key Village assures your Co-Broke status on any Purchase Agreement written within 90 days of registration. The registration will automatically expire at the end of 90 days. To extend the registration protection, REALTOR® must re-register using any of the above stated methods. If the 90-day registration period expires, and the Client is registered by another REALTOR® , the most recent REALTOR® will be recognized and that Brokerage Office will receive the commission should a sale take place. Upon the expiration of the registration period no commission will be paid in connection with any sale which is consummated with a client who had previously registered.

 

COMMISSION:

A 3% commission is payable to your Brokerage Office for a sale, provided that you are the Procuring Cause. Commission will be paid on the base price of the home and home site premium less applicable discounts and does not include pools, and items selected by the clients in the Design Center. For completed inventory, commission will be paid on the Purchase Agreement price, exclusive of merchandising and furniture.

 

PAYMENT OF COMMISSIONS:

A 3% commission will be paid in full to your Brokerage Office at the execution of the Notice to Proceed by the Buyer(s). REALTOR® must be a State of Florida licensed REALTOR® and have a current license active with a State of Florida Real Estate Brokerage Office.
